Our range of building, property and facilities management
services includes financial services together with high quality
preventative, programmed and urgent maintenance requirements. We
manage also services such as cleaning, security, gardening, and
swimming pool services.
Our personnel provide friendly service in a professional and
consistent manner.
At ESC Building Management Services, we understand that each
building is different and all have varying requirements. We will
consult with you to draw up a plan to meet the specific needs of
your facility.
ESC offer the following:

The use of a fully qualified HR department at ESC Head Office
for producing the payroll, handling all statutory personnel
requirements, screening and recommending new employees and the
management of all personnel matters, disciplinary or routine.

The managing and calling of all necessary meetings
including and not limited to AGM’s and EGM’s when required.
•
The updating in English of Land Office regulations and or
changes set for the management of Condominiums in Thailand.
•
A hands on approach allowing Condo Committee members and
co-owners access to personnel, records, and ongoing on site
‘Transparent’ financial accounting with all relative detail.
•
ESC are committed to a professional approach to all
management matters and therefore are able to render the
Client long term ‘peace of mind’.

•
On site Building Manager part time shared with our European
Area Manager to handle day to day administration, financial
matters, management of staff and outsourced service providers,
handling of Co-Owner queries and liaison with committee members
and Chairman ad hoc and at regular committee meetings.
• The use of a European Maintenance Manager for the
control and management of daily routine and preventative
maintenance, assessment of major maintenance and or Capital
works that need to be undertaken, obtaining quotations, and
ultimate control/supervision of the works once funds are
obtained and approved.
•
The assistance and use of fully qualified Accounting Office
personnel when required but at least monthly on the production
of full monthly and annual accounting packages. This includes
the set up of a registered accounting system (Quick Book) on
site at the Condo, allowing for full transparency (software
subject to quotation not exceeding USD 500) monitored on line
from ESC Head Office. Take on of historic data for accounting
purposes to set up a clean accounting system, subject to
assessment and quotation.
•
The assistance of a fully qualified IT and Electronic
Installations department as and when required.
•
The assessment and providers of CCTV, Access Control, Burglar
and Fire Alarm systems and Security personnel requirements.
•
Recommendations on medium to long term prioritised Capital
and Maintenance requirements and the raising of Sinking
funds.
•
The employment of key Condo staff from existing personnel
or the recruitment thereof, to ensure the Condo is self
sufficient in key personnel.
